VA Updated Appraisal Fees and Turn Times

 


The VA has released updated appraisal fees and turn times for Colorado counties effective May 1, 2026.
Unfortunately, many of our rural and mountain counties are seeing substantial increases in both appraisal costs and turnaround times. Some areas are now pushing 12 business day turn times with appraisal fees up to $1,200 for multi-family properties.
If you’re writing offers in rural Colorado, it may be a good time to revisit appraisal deadlines and buyer expectations upfront to help avoid surprises during the transaction.

  Number of Homes on Market Drops Again to Another New Low Back in December, the number of homes on the market  fell  to a new low. Unfortunately, things only got worse in January. According to a new report from realtor.com, the number of homes for sale in January fell to below 600,000 for the first time since the real estate website began tracking the data in 2012. The report showed that the number of active listings in January was down 42.6% from last year, meaning there were more than 440,000 additional homes on the market in January 2020. As realtor.com notes, the decline is the result of fewer homeowners listing their homes for sale and the available inventory selling fast. According to the report, there were 23.2% fewer homes listed for sale in January 2021 than they were in the same month in 2020.
